Sourcing a conversion usually means trawling listings that have already been picked over, cross-checking planning designations one borough at a time, then trying to work out who actually owns the freehold. Most of that work ends in a dead end. You discover the building sits under an Article 4 direction, or that the floorplate is too deep to get daylight into the middle of it, after you have already spent a fortnight on it.

Know what the rules allow before you view anything

Every property carries a Class MA verdict with the reason attached: eligible, excluded because it is listed, or worth checking because an Article 4 direction covers the area. Scheduled monuments, SSSIs, world heritage sites and national parks screen out automatically. You stop losing weeks to buildings that were never convertible.

See whether the numbers work before you commit

Rezown builds an indicative appraisal on every property: how many flats it would yield, what the build would cost, what those flats sell for locally from real Land Registry sales, and what that leaves for the land. Change any assumption and the residual moves with it.

Find the owner, and the person who actually decides

The registered proprietor, the company behind it, and that company's directors. You can approach the decision-maker directly rather than waiting for the building to reach the open market with five other buyers looking at it.

Catch the things that kill conversions late

Flood zone. The 18 metre building-safety threshold. How deep the floorplate is, and whether daylight can reach the middle of it. Road and rail noise, historic landfill nearby, the pub two doors down. These are the matters a prior approval turns on, and they are far cheaper to find on day one than at week ten.
